Had a big problem with old Mexican tile in a house built in the 1950's in St Pete Fl that just would not clean up whatever we did. Planned on having it all ripped out and replaced, it was so bad, but the cost for 1,200 sq feet would have been almost $8,500 and a big mess. I got a hold of Mexican Tile Renew in Sarasota, they came out and gave me a very fair price to strip clean and reseal all the old Mexican tile, I was amazed at how they got it all done in one day and the floors now look beautiful.

I wanted to thank Mexican Tile Renew in Sarasota for the great job they have done (inside and outside) the property. The owner of the company stayed on the job for the entire duration -- five + hours and worked side by side with his helpers. The result was -- magnificent cleaned up old, damaged tiles inside of the house. They also cleaned and renewed the outside pool deck. It looked great until the pool company came and ruined all that great work. The owner was gracious and came back to review the damage done by negligent pool company and fixed the problem by stripping and sealing the space again. I was on a deadline to finish the job and I cannot thank them enough. It's a good idea to consult with them and see if you need to clean or prepare your space (floor) prior to their arrival. I called Mexican Tile Renew to take care of a pool deck area that leads to a kitchen and laundry area in a house that had not been cleaned and sealed in many years. My wife and I took over a foreclosed home in the Gulf Gate area of Sarasota Fl and we needed to get the home ready for sale, as it stood, the Mexican Tile was a big distraction with old rubber pad stuck to the Mexican tile in areas of the kitchen where mats had been laying and the pool area tile was covered with black mold and all marked up.

Bill and his crew from Mexican Tile Renew showed up at 8:30 am and proceeded to strip off all the old sealer, rubber padding and removed all the mold, they cleaned and sanded tiles as needed and put on 4 coats of a clear sealer that made the Mexican tiles come alive, very good job. MEXICAN TILE RENEW PROJECT AT OUTDOOR PATIO IN SARASOTA WERE OLD SOLVENT BASED SEALER WITH METHYL CHLORIDE HAD FAILED

Mexican Tile Renew Project at outdoor patio in Sarasota were old solvent based sealer had failed and turned a smokey gray color. The hot Florida sun had baked the old solvent oil based sealer right into the face of the tile. It took two days to remove the ugly sun baked solvent based sealer from the tile. In most materials like Mexican tile, solvent-based sealers and high solid count water-based sealers of a similar quality will offer comparable protection, except that solvent-based oil sealers tend to fade and yellow in the hot Florida sun, see photos above. Solvent-based oil penetrating sealers contain higher amounts of harmful VOC (Volatile Organic Compounds). VOCs emit gases that are harmful to people, pets and the environment. A product called Mex Seal is banned in California for use and unable to be shipped to California, Colorado, Connecticut, Delaware, D.C. Maine, Maryland, Massachusetts, New Hampshire, New Jersey, New York, Pennsylvania, Rhode Island, Utah, Vermont, and Virginia.

CAUTION; Old style solvent based sealers and strippers for use on Mexican tile flooring contained Methyl Chloride. Methyl chloride or Methylene chloride is harmful to humans, toxic. Methyl Chloride may damage the liver and kidneys. Long-term exposure can interfere with brain function, causing clumsiness, headache, dizziness, poor judgment and memory, slurred speech, sleep disturbances and personality changes (depression, irritability). Sanding Mexican tile floors that were sealed with a product that contained Methyl chloride will create a fine dust that could be toxic if you breath it in. Methylene chloride, also called dichloromethane, is a volatile, colorless liquid with a chloroform-like odor. Methylene chloride is used in various industrial processes, in many different industries including paint stripping, paint remover manufacturing, and metal cleaning and degreasing. The most common means of exposure to methylene chloride is inhalation and skin exposure. OSHA considers methylene chloride to be a potential occupational carcinogen, (cancer causing). Lethal Exposure to Methylene Chloride during Bathtub Refinishing. OSHA Fatal Fact No. 13, (2016). Describes how one worker died while refinishing a bathtub in a residential bathroom using paint stripping product that contained methylene chloride.

Many solvent based sealers contain harmful chemicals like propane, polymers, butyl acetate and hydrocarbons. Because of this solvent based sealers should only be used in areas with good ventilation, very dangerous product. This will prevent vapors from building up and causing lung damage. Never "Steam Clean" Mexican tile floors or use vinegar (Acetic acid) it will ruin the finish. Mexican Tile Renew does not use solvent based and dangerous products. 

If you are thinking about steam cleaning your Mexican tiles DO NOT DO IT. Hot steam water is the enemy for porous clay Mexican tiles with an applied finish, and steam cleaning them will surely ruin the tile and the sealer. If you have your Mexican tile floor steam cleaned the Mexican tile sealer will turn white and hazy, dull, and begin to peel, see photos above.

Never Use a Floor Cleaning Company That Will Steam Clean Your Mexican Tile Floor, It Does Not Work! Step #2 floor machine scrubs floor. The only real way to fix Mexican tiles if they can’t be cleaned is to strip them using a chemical process and a floor scrubbing machine that agitates and picks up the liquefied old sealer, also a shop vac is used to remove the liquefied old sealer.
 

Step #3 cleaned and stripped Mexican tile floor is let dry and then sealed with several coats of a premium, durable, non yellowing sealer.
