Most Mexican Tiles are handmade tiles from Coacuila, Mexico, they are basically red clay and dirt. Mexican Tile must be properly installed and grouted. Mexican Tile have the following characteristics: They have sandy backs. Caused by dumping the wet tile slurry into the mold on the ground to sun dry before baking. Mexican Tile can have chipped edges. Mexican Tile can have lime pops, little craters. Mexican Tile are not the same size. Mexican Tile are not the same thickness. Mexican Tile are not all flat. Mexican Tile are not all square.

Mexican Tile can have occasional cracks on the surface. Mexican Tile can have animal prints. Mexican Tile are not the same color. They can vary in shading with-in the same tile. Mexican Tile are prone to alkali in the clay, to minimize problems they must be properly sealed and kept sealed with a water based acrylic sealer, multiple coats are needed.
 

DO NOT USE RUBBER PADS UNDER AREA RUGS ON MEXICAN TILE:
Under adverse conditions, after strong flooring strippers have been used, it may sometimes be necessary to sand old Mexican tiles that have Mex-Seal embedded in the tile and/or black/white dots from a rubber pad embedded in the tile, an oscillating hand held sander is used and does not mark the tile with any circles.

HOW TO CLEAN MEXICAN TILE WITH SOAP & WATER NEVER USE WHITE VINEGAR: Many messes and spills on Mexican tile floors can be cleaned with an all-purpose cleaner such as Dawn. Deep set-in stains may not come out with a general cleaner and you may need professional Mexican tile cleaning help.
 
Vinegar may be fine for Ceramic tile floors that has a kiln baked glazed finish, but Mexican tile has no baked on finish, it is basically raw clay with an applied finish-sealer that needs a different approach to cleaning. Ceramic tiles are fired in a kiln at temperatures around 2000 degrees Fahrenheit.

White vinegar is an aqueous solution of about 5% acetic acid which is a common constituent of most of the canning and pickling activities. As mentioned, the ingredients in white vinegar mainly comprise acetic acid. Some types of white vinegar can contain up to 20% acetic acid, but these are strictly for cleaning purposes (not on Mexican Tile floors) and not intended for human consumption.
 

Avoid using acids like bleach, white vinegar, and citrus soaps to remove stains since they can wear away at the sealer and damage the Mexican tile surface.

 
Mexican Tile Floor Care: Do Not use Vinegar to Clean Your Mexican Tile Floor it Will Ruin the Finish. Vinegar is an acid. Proper weekly maintenance is just as important as getting the right installer in order to extend the life of your Mexican Saltillo tile.

Do not ever use acid (WHITE VINEGAR) of any kind to clean your Mexican Tile and grout, acids are corrosive they will ruin any applied finish and eventually break down the clay in the Mexican tile with disastrous results.

FLOOR PROBLEMS WE CAN HELP: Mexican Tile Restoration - Saltillo Tile Restoration Efflorescence, the white spots seen on Mexican tile, comes from the back of the tile not from the top of the tile. Efflorescence is a white crystalline deposit that is composed of salts, lime and/or other minerals, see example photo above. 
These deposits may become visible on many types of building surfaces such as concrete, stucco, grout, masonry, brick, natural stone, clay, ceramic tile, Mexican tile and even wood. These salts and minerals are water-soluble and generally come from the ground up or where contentious or alkali substances exist thin set motor used to set Mexican tile.
You need to remove the source of water that gets under the tile to correct the problem. If efflorescence exists on an installed surface then strip off the sealer and rinse with an acidic cleaner, rinse with clean water, dry out and reseal. These salts and minerals are reactive to most acidic cleaners and will usually dissolve upon contact. 
Moisture migration follows the path of least resistance. Therefore, with dense surfaces such as ceramic tile, it is often found that the grout lines are more vulnerable to show efflorescence due to the higher concentrations of these deposits in those areas. 
On the other hand, Saltillo tile or Mexican tile is porous enough that moisture transmission and salt or mineral deposits can be seen throughout the entire surface. Household products such as white vinegar, which contains about 5–20% acetic acid, should never be used on Mexican tile to clean your floor and never, ever, use muriatic acid also known as hydrochloric acid, that goes in your pool!
