Under adverse conditions, after strong flooring strippers have been used, it may sometimes be necessary to sand old Mexican tiles that have Mex-Seal embedded in the tile and/or black/white dots from a rubber pad embedded in the tile, an oscillating hand held sander is used and does not mark the tile with any circles.

HOW TO CLEAN MEXICAN TILE WITH SOAP & WATER NEVER USE WHITE VINEGAR: Many messes and spills on Mexican tile floors can be cleaned with an all-purpose cleaner such as Dawn. Deep set-in stains may not come out with a general cleaner and you may need professional Mexican tile cleaning help. 
 
UPDATE Feb 8, 2023... ABC News FABULOSO RECALL: 4.9 million Fabuloso cleaning products recalled due to bacteria risk. A number of popular Fabuloso cleaning products were recalled Wednesday by the Colgate-Palmolive Company due to risk of bacteria contamination, according to the Consumer Product Safety Commission. About 4.9 million units -- as well as about 56,000 units in Canada -- of various Fabuloso Multi-Purpose Cleaner products were impacted by the recall, according to the CPSC. The affected products were produced from Dec. 14, 2022 through Jan. 23, 2023, according to the company. "We are voluntarily recalling certain Fabuloso products because a preservative was not added at the intended levels during manufacturing," Fabuloso said in a statement on its official recall website. "With inadequate preservative, there is a risk of bacteria growth in the recalled products. The recalled products can contain Pseudomonas species bacteria, including Pseudomonas aeruginosa and Pseudomonas fluorescens, which are environmental organisms found widely in soil and water."
 
Vinegar may be fine for Ceramic tile floors that has a kiln baked glazed finish, but Mexican tile has no baked on finish, it is basically raw clay with an applied finish-sealer that needs a different approach to cleaning. Ceramic tiles are fired in a kiln at temperatures around 2000 degrees Fahrenheit.

White vinegar is an aqueous solution of about 5% acetic acid which is a common constituent of most of the canning and pickling activities. As mentioned, the ingredients in white vinegar mainly comprise acetic acid. Some types of white vinegar can contain up to 20% acetic acid, but these are strictly for cleaning purposes (not on Mexican Tile floors) and not intended for human consumption.
 

Avoid using acids like bleach, white vinegar, and citrus soaps to remove stains since they can wear away at the sealer and damage the Mexican tile surface.

 
Mexican Tile Floor Care: Do Not use Vinegar to Clean Your Mexican Tile Floor it Will Ruin the Finish. Vinegar is an acid. Proper weekly maintenance is just as important as getting the right installer in order to extend the life of your Mexican Saltillo tile.

Do not ever use acid (WHITE VINEGAR) of any kind to clean your Mexican Tile and grout, acids are corrosive they will ruin any applied finish and eventually break down the clay in the Mexican tile with disastrous results.
