Do Not Use Vinegar or Fabuloso or any Products that Contains Acid To Clean Your Mexican Tile Floors, Ever. DO NOT USE FABULSO TO CLEAN MEXICAN TILE FLOORS IT WILL RUIN THE FINISH AND PIT THE FACE OF THE TILE (make a hollow or indentations in the surface of the Mexican tile). Mexican Tile Restoration - Saltillo Tile Restoration Efflorescence, the white spots seen on Mexican tile, comes from the back of the tile not from the top of the tile. Efflorescence is a white crystalline deposit that is composed of salts, lime and/or other minerals, see example photo above. These deposits may become visible on many types of building surfaces such as concrete, stucco, grout, masonry, brick, natural stone, clay, ceramic tile, Mexican tile and even wood. These salts and minerals are water-soluble and generally come from the ground up or where cementitious or alkali substances exist (thin set motor used to set Mexican tile).

DO NOT USE RUBBER PADS UNDER CARPET ON MEXICAN TILE: THE OIL IN THE RUBBER PADDING WILL EAT IT'S WAY INTO THE FACE OF THE MEXICAN TILE AND LEAVE SMALL BLACK DOTS IN THE FINISH, WE CAN FIX IT!!

Under adverse conditions, after strong flooring strippers have been used, it may sometimes be necessary to sand old Mexican tiles that have Mex-Seal embedded in the tile and/or black/white dots from a rubber pad embedded in the tile, an oscillating hand held sander is used and does not mark the tile with any circles.

A simple sanding will take care of the problem seen above using a small oscillating sander, oscillating sanders are easy to control, you can use them to round edges, sand inside corners as well as smooth a flat or rough surface. If stain appears near the surface of sealed clay, gently try sanding away stain.

Saltillo Tile cleaned & sealed. Never "Steam Clean" Mexican tile floors or use vinegar (Acetic acid) it will ruin the finish. We do not use solvent based and dangerous products.

Do not ever use acid of any kind to clean your Mexican Tile and grout, acids are corrosive they will ruin any applied finish and eventually break down the clay in the Mexican tile with disastrous results.  Household products such as white vinegar, which contains about 5–20% acetic acid, should never be used on Mexican tile to clean your floor.
