The hot Florida sun had baked the old solvent oil based sealer right into the face of the tile. It took two days to remove the ugly sun baked solvent based sealer from the tile. In most materials like Mexican tile, solvent-based sealers and high solid count water-based sealers of a similar quality will offer comparable protection, except that solvent-based oil sealers tend to fade and yellow in the hot Florida sun, see photos above. Solvent-based oil penetrating sealers contain higher amounts of harmful VOC (Volatile Organic Compounds). VOCs emit gases that are harmful to people, pets and the environment. A product called Mex Seal is banned in California for use and unable to be shipped to California, Colorado, Connecticut, Delaware, D.C. Maine, Maryland, Massachusetts, New Hampshire, New Jersey, New York, Pennsylvania, Rhode Island, Utah, Vermont, and Virginia.

Methylene chloride, also called dichloromethane, is a volatile, colorless liquid with a chloroform-like odor. Methylene chloride is used in various industrial processes, in many different industries including paint stripping, paint remover manufacturing, and metal cleaning and degreasing. The most common means of exposure to methylene chloride is inhalation and skin exposure. OSHA considers methylene chloride to be a potential occupational carcinogen, (cancer causing). Describes how one worker died while refinishing a bathtub in a residential bathroom using paint stripping product that contained methylene chloride.

Many solvent based sealers contain harmful chemicals like propane, polymers, butyl acetate and hydrocarbons. Because of this solvent based sealers should only be used in areas with good ventilation, very dangerous product. This will prevent vapors from building up and causing lung damage.
