FLOOR PROBLEMS WE CAN HELP: Mexican Tile Restoration - Saltillo Tile Restoration Efflorescence, the white spots seen on Mexican tile, comes from the back of the tile not from the top of the tile. Efflorescence is a white crystalline deposit that is composed of salts, lime and/or other minerals, see example photo above. These deposits may become visible on many types of building surfaces such as concrete, stucco, grout, masonry, brick, natural stone, clay, ceramic tile, Mexican tile and even wood. These salts and minerals are water-soluble and generally come from the ground up or where contentious or alkali substances exist thin set motor used to set Mexican tile.
You need to remove the source of water that gets under the tile to correct the problem. If efflorescence exists on an installed surface then strip off the sealer and rinse with an acidic cleaner, rinse with clean water, dry out and reseal. These salts and minerals are reactive to most acidic cleaners and will usually dissolve upon contact. Moisture migration follows the path of least resistance. Therefore, with dense surfaces such as ceramic tile, it is often found that the grout lines are more vulnerable to show efflorescence due to the higher concentrations of these deposits in those areas. On the other hand, Saltillo tile or Mexican tile is porous enough that moisture transmission and salt or mineral deposits can be seen throughout the entire surface. Reviews for Mexican Tile Renew Sarasota Fl

Travis J. St Pete, FL 1/25/2016:
Had a big problem with old Mexican tile in a house built in the 1950's in St Pete Fl that just would not clean up whatever we did. Planned on having it all ripped out and replaced, it was so bad, but the cost for 1,200 sq feet would have been almost $8,500 and a big mess. I got a hold of Mexican Tile Renew in Sarasota, they came out and gave me a very fair price to strip clean and reseal all the old Mexican tile, I was amazed at how they got it all done in one day and the floors now look beautiful.

Luda S. Sarasota, FL 2/4/2016:
I wanted to thank Mexican Tile Renew for the great job they have done (inside and outside) the property. The owner of the company stayed on the job for the entire duration -- five + hours and worked side by side with his helpers. The result was -- magnificent cleaned up old, damaged tiles inside of the house. They also cleaned and renewed the outside pool deck. It looked great until the pool company came and ruined all that great work. The owner was gracious and came back to review the damage done by negligent pool company and fixed the problem by stripping and sealing the space again. I was on a deadline to finish the job and I cannot thank them enough. It's a good idea to consult with them and see if you need to clean or prepare your space (floor) prior to their arrival. The sealer was clear and was dry within few hours. Thank you so much, Mexican Tile Renew. Really, really appreciated it your hard work and advice.

Jim B. Sarasota, FL 3/15/2016:
I called Mexican Tile Renew to take care of a pool deck area that leads to a kitchen and laundry area in a house that had not been cleaned and sealed in many years. My wife and I took over a foreclosed home in the Gulf Gate area of Sarasota Fl and we needed to get the home ready for sale, as it stood, the Mexican Tile was a big distraction with old rubber pad stuck to the Mexican tile in areas of the kitchen where mats had been laying and the pool area tile was covered with black mold and all marked up. Bill and his crew from Mexican Tile Renew showed up at 8:30 am and proceeded to strip off all the old sealer, rubber padding and removed all the mold, they cleaned and sanded tiles as needed and put on 4 coats of a clear sealer that made the Mexican tiles come alive, very good job. We were able to sell the house within 10 days, thanks Mexican Tile Renew.

FOR SUCCESSFUL EXTERIOR MEXICAN TILE RENEW PROJECTS ANY SOURCE OF WATER MIGRATING UP AND UNDER THE TILE MUST BE REMOVED.

FOR SUCCESSFUL EXTERIOR MEXICAN TILE RENEW PROJECTS ANY SOURCE OF WATER MIGRATING UP AND UNDER THE TILE MUST BE REMOVED. Efflorescence, the white spots, that formed along the exterior edge of the patio in photo above on left. Naturally, Saltillo tile is not terribly strong or hard. Although it is comparable to other natural stone tiles such as slate or granite it can chip and crack.
When Mexican Tile is used as exterior tiling, it can only be used in very mild climates, as harsh weather can damage the tile, it needs almost annual upkeep. Saltillo tile typically has a MOH measure of hardness rating between a 3 and 4, which is fairly low compare to porcelain, which has an average MOH of 7-9.

Therefore, it is very rarely used for outdoor purposes these days, though in very warm climates like the Gulf coast of Florida, well maintained and sealed Saltillo tile makes for a nice tile flooring option for a patio.

As Saltillo tiles are fired at such low temperatures, they remain very porous and are therefore very susceptible to water damage. It is almost exclusively recommended these days that you seal Saltillo tiles to protect them from water, wear, and scratches, especially in exterior applications were Efflorescence can form and white spots accumulate.
Typically, Saltillo tiles should be sealed after they have been installed and are completely dried and clear of extra dirt and debris and annual upkeep is highly recommended for exterior applications.

Since humidity has a definite effect on whether or not the white salt spots appear on exterior Mexican tile, it can be assumed that efflorescence is a seasonal problem. The intensity of efflorescence increases after rainy winter seasons, decreases in spring, and by summer has practically disappeared.

Efflorescence is a crystalline deposit on surfaces of masonry, exterior Mexican tile, stucco or concrete. It is whitish in appearance, and is sometimes referred to as “whiskers”. Efflorescence has been a problem for many years, and is a topic of much controversy. The formation of these salt deposits are not mysteries. They are, for the most part, water-soluble salts that come from many possible sources to mar and detract from an otherwise beautiful and serviceable structure. First of all, there must be water present to dissolve and transport the salts, remove the source of water and your almost there. We Make Like New the Good the Bad and Just Plain Ugly Floors.
